My partner and I travel to Edinburgh around the same time each year to enjoy the Xmas festivities and have stayed at a number of hotels near to Princes Street. The King James is without doubt our favourite to date.

Hotel lobby nice and clean unfortunatley this did not translate to our room, felt and looked grubby and with yellow stains and what looked like blood on the shower curtain not a great advert for the 4 stars at the hotel entrance from the Tourist Board and the AA would hate to see what you get for less stars with this chain. Very disappointed would never recommend a stay here to anyone.

the hotel was a great location and walking distance from Waverley station. there was a small issue with the booking in the hotel; I had booked three nights B&B but on arrival i was told that it was booked for 2 nights room only. however the staff resolved the problem with minimum fuss.
Top Tip
the museum of childhood on the royal mile is a must see to reminisce about your childhood. also check out Frankie and Bennies in the omni centre at the top of leith walk. its a New York style restaurant which offers good value for money and a great atmosphere.

Quite a central hotel, rooms have a lovely kingsized bed but quite small after that. Breakfast nice, not amazing but overall good value for money.
Top Tip
Nice Indian Restaurant, Kushies Diner. Advisable to make a reservation.

The windows are inadequate in terms of noise insulation. There is only a view of the street from 4th floor so you might as well get a room at the back for peace and quiet.
You only get a traditional Scottish breakfast if you pay £3 more for kippers etc.
It was a bargain for £80 a night though. If I had paid more I would have been unhappy considering the quality.
Top Tip
Unless your in a rush to visit Edinburgh I would wait until the tram works are complete as the massive works on Princess Street are ruining it at present.

The most unfriendly and unhelpful receptionists around. The older lady with the short grey hair and thick-rimmed glasses with no name badge, we found out later she is called Mary, is one of the rudest people we've ever met. She did not know what she was doing and then had the audacity to call my partner aggressive and rude when he asked for another key to the room. The service is certainly nowhere near what you'd ever expect from a 4-star hotel.
The bathtub and sink had human hair and the shower curtain had some mould, the shower curtain pole was compeltely rusty (we have taken some photographs if you're interested), some mould on the bathroom wall and ceiling. Pile of dirty towels were just outside room door and empty wine bottles and glasses were outside room door since before checking in. They were only removed after 1 a.m. next day.
The room was so noisy because doubleglazing and soundproofing were so inadequate to reduce street noise.
Room has a ceiling fan and no air conditioning, which says it all really.
We'll certainly never stay there again and that hotel most definitely should not be rated as four stars.

avoid La Tasca restaurant; have afternoon tea at the Sheraton
